Mangere East

Over the next 5-6 years, we’ll replace older houses with healthier homes. They’ll support better futures, and will be cheaper for whānau to run. Sign up to our email newsletter and follow us on Facebook or Instagram to keep up to date.

Civil works begin from mid 2026

We’re getting started on work to make sure Mangere East is safe and healthy.

Our community deserves homes that match the strength of our people. Many of Mangere East’s older houses are cold, damp, or no longer meet today’s needs.

We’re upgrading infrastructure and building new homes so our community can enjoy places that are:

  • Warm, dry and healthy, with double glazing and modern materials
  • Cheaper to heat, so families save money
  • Designed for the future, with better insulation, durable fittings, and more sustainable features
  • Built with larger and growing whānau in mind – social homes will be a range of sizes, including four- and five-bedroom options

We know that change like this can feel big. That’s why we’re here to walk alongside you – listening, supporting and keeping you updated every step of the way.

Our goal is simple: safer, healthier homes and a stronger, future‑ready Mangere East for all of us.

What the future looks like

More than 1,000 new homes are on the way. We’ll have new social houses and homes for sale.

When our work is finished here, Mangere East will have 1,139 new homes across all stages. They’ll be made up of:

  • 494 Kāinga Ora social homes
  • 645 market homes, delivered by working with our development partners

We’ll also have new infrastructure to keep us connected:

  • New pipes to bring us fresh water, help water drain (stormwater), and flush away our waste (wastewater)
  • Traffic calming measures in some areas
  • New power and Internet cables

How development may affect you

We’ll always let you know what’s happening early, especially if work is planned near you.

If our work affects your home, your street, or how you get around, we’ll make sure you know what’s happening and when.

We’re working on detailed plans for the infrastructure needed for stages 1 and 4 of Mangere East. We’ll share specific information as soon as we can. Some things you can expect during each stage are:

  • Temporary noise and traffic changes
  • Construction vehicles in your area
  • Short-term changes to footpaths or parking
  • Clear signage and regular updates
  • Support from our team whenever you need it

If you’re a Kāinga Ora customer and your home is part of this work, our Placement Team will work closely with you. We’ll make sure the move is safe, supported, and meets your needs.

We’ve partnered with ME Family Services to make sure everyone has a chance to come together and kōrero about our future. They have the trust and respect of our community, and understand the heart of Mangere East. Their support helps us make sure everyone knows about our work here.

From April to June, ME Family Services knocked on more than 100 doors in our area to share our plans and answer questions. They also helped with translate for Samoan and Tongan speakers.

Stage 1 civil works: due to start in late 2026, with completion expected around mid-late 2028.
Stage 1 new homes: expected to start around mid-2029, with completion around late 2032.

These dates may need to change if we find unexpected challenges. If they do, we’ll update you early and explain why.

How will this affect me?

During works you may see construction vehicles, temporary traffic or parking changes, and will hear some noise. We’ll provide clear signage, regular updates, and ways to contact us. If your home or street is directly affected, we’ll let you know early and explain the timeline.

This includes things like possible street or footpath closures. We’re currently working through the specific plans for our upcoming civil construction works, which will also give us a clearer picture of any disruptions for residents. We’ll share our plans with you as soon as we can, let you know what you can expect, and where to find more information.

If you’re a Kāinga Ora customer and we need you to move as part of stages 1 and 4 of our development, you will have already heard from us, and we’ll support you through every step. For any questions, call our Customer Support Centre on 0800 801 601 between 8am and 6.30pm, Monday to Friday.

How will you keep me updated?

We’ll use multiple channels so information is easy to find:

  • Door knocks, pop‑ups, and community events alongside ME Family Services
  • Email newsletters, website and social media updates
  • Local radio and info boards

To keep up to date with everything happening in Mangere East and across the wider development, sign up to our email newsletter.

Will I have to move? What support do I get?

If you’re a Kāinga Ora customer and your home needs to be vacated, our Placement Team will support you step‑by‑step. We’ll find another home that fits your needs (including access to kura, mahi and medical care), cover all reasonable moving costs, and stay in contact to make sure you’re settled. You’ll receive formal notices and plenty of time to prepare.

If your home is affected by our work in stages 1 and 4, you will have already heard from the Kāinga Ora Placement team to discuss the support they can provide and the details of our five‑step process:

Initial visit – we explain what may be changing.
Second visit – confirm your needs and complete forms.
Third visit – formal 90‑day notice issued.
Relocation period – we offer homes, provide support and arrange your move.
Post‑move visit – check you’re settled and all costs are sorted.

For any questions, call our Customer Support Centre on 0800 801 601 between 8am and 6.30pm, Monday to Friday.

What if I speak Samoan or Tongan better than English?

Our partners at ME Family Services can help with translation and Pacific language support at our events and with door knocks. Please tell us your language needs and we’ll do what we can to make it work.

What’s the timeline for the whole project?

The programme runs over 10 years, with multiple stages sometimes overlapping. Typically, relocations and civil works take about two-to-three years before house construction starts. You can find our timeline on this page, and on information boards throughout our community. We’ll update our timeline as milestones are reached.

What about traffic, parking and safety during works?

We’ll set up traffic management and clear signage, and keep footpaths open where possible. At times there may be short, temporary changes to parking or access. We’ll give advance notice and publish regular updates here on our website, on social media and in our email newsletter.
